Pre-Shoot Checklist and Guide

Remember principle "Less is more". Things stand out very differently in photos than they do in person. Declutter and then declutter again. Having fewer decorations out that are simple and crisp is often much better than having many out. Less is usually more when it comes to real estate listing photography.
Lighting
- Turn all interior and exterior lights on, including floor lamps, table lamps, under-cabinet lighting, and other secondary light sources.
- Ensure all bulbs work. Replace any burnt-out bulbs.
Kitchen
- Remove all non-decorative items from counters (dish soap, sponges, paper towels, phones, cleaning supplies, etc.).
- Clear the refrigerator of magnets, photos, kids’ artwork, and other personal items.
- Bathrooms
- Lower all toilet seats.
- Clear countertops of non-decorative items.
- Remove toiletries from bath/shower area. (Curtains or doors may be opened to show off tiling/fixtures.)
Front & Back Yards
- Take down flags and remove holiday or seasonal decor (e.g., wreaths, pumpkins, lights).
- Put hoses and other equipment away. Keep patios and decks organized.
- Freshly cut lawn and ensure landscaping is in good shape.
- Pick up pet waste and store garbage/recycling bins out of sight.
- Ensure the pool is cleaned and all pool cleaning equipment is out of view.
Pets
- Keep pets out of the way during the shoot (e.g., in the backyard, garage, or unfinished basement).
- Put away all pet supplies, including food bowls, crates, and toys.
Window Treatments
- Open curtains or blinds all the way in each room.
- If blinds are used, twist them open rather than pulling them up.
Neighbors
- Notify neighbors on both sides about the shoot so they can tidy their yards, remove cars from driveways, and keep garage doors closed if desired.
Other
- Turn ceiling fans off for photos.
- Put away personal items (mail, paperwork, personal photos).
- Remove any religious symbols from view if preferred for listing photos.
Vehicles
- No vehicles should be in the driveway or parked on the street directly in front of the home.
- Close garage doors to maintain a neat exterior appearance.
Staging
- If available, place unobtrusive decorative items (fresh flowers, bowls of fruit, pottery, vases, new candles) on counters and tables.
Overall Cleanliness
- Sweep, mop, dust, and ensure mirrors and windows are streak-free.
- The cleaner and more clutter-free the home, the better the results.
